Mesa, AZ | Completed in September 2023

Tenant improvements and site development across three industrial buildings at the Mesa Gateway Commerce Center, totaling more than 140,000 square feet on a 10.8‑acre site. Building A consisted of a 52,297 SF warehouse with a 2,500 SF office build‑out including open office, private offices, conference room, break room, and restrooms. Building B delivered a 47,180 SF warehouse with a 2,500 SF office tenant improvement, also featuring open office, private offices, and support spaces. Building C was a 42,774 SF warehouse and office build‑out that included installation of seven rooftop HVAC units.

The overall project scope included demolition of existing site elements, construction of new masonry shells, mezzanines for office space overlooking storage areas, rooftop patio areas, and full site development with entry drives, shared parking, landscaping, and yard space.
