Ground‑up construction of two masonry shell buildings totaling 45,000 square feet on a 4.24‑acre site. The two‑phase development was designed for office and warehouse use, with mezzanines for office space overlooking storage areas and rooftop patio features.

Phase One included demolition of existing structures, construction of the new shells, and site development with entry drives, shared parking, utilities, grading, landscaping, and yard space. Phase Two completed tenant improvements for full office and warehouse build‑out.
